Ashfield Land sells Cardiff industrial site to Clearbell

Ashfield Land has completed the freehold sale of its multi-occupier Glynstell Park industrial site in Cardiff to Clearbell.

After purchasing the former B&Q site on Hadfield Road, Ashfield Land successfully repositioned the asset, redeveloping it into eight smaller units totalling approximately 100,000 sq ft. It is currently let to occupiers including Selco and Ninja Warrior Adventure Park.

The deal will see Ashfield Land realise a strong return on investment and Glynstell Park will now be overseen by experts in asset management Clearbell.

Ben Holmes, Managing Director South at Ashfield Land, said: “This deal is an excellent example of what Ashfield Land does best – we purchased an underperforming asset where we could see potential, reconfigured it and utilised our planning and development expertise to unlock the value. This deal was optimal for both parties and we’re pleased to confirm its completion.”

Glynstell Park is prominently located in a vibrant commercial centre alongside the A4160 in east Cardiff (CF11). During its ownership, Ashfield Land secured a number of planning permissions for improvement and enhancement to the buildings, leveraging its in-house planning and project management capabilities as well as its broader investor/developer skills.

Ashfield Land was advised by agents Cortex Partners and Fletcher Morgan and lawyers Womble Bond Dickinson. The buyer is Clearbell Property Partners IV LP (Clearbell), a fund managed by private equity real estate fund management and advisory business Clearbell Capital LLP, alongside its joint venture partner, Deva Capital.

The deal completed on 1 May 2025.
