The site was acquired unconditionally in January 2016. The land fronts the A45, is located adjacent to the forthcoming Rushden Lakes retail and leisure scheme and the existing Foxhill and Crown Business Parks, where occupiers include Waitrose, Lidl and Wickes.

Planning will be submitted Q1 2017 for a mixed-use scheme including a supermarket, drive through restaurant and café, care home and 172,000 sq ft of employment space. It is anticipated that in excess of 500 full time jobs will be created at the development.
